Our services.

There are four core practice areas of our service offering, plus Leasa – our AI-powered agent:

Most retailers negotiate their lease once every 5–10 years. Landlords do it every day. That asymmetry costs you in rent, in fitout contributions, in lease terms that quietly bind you for years. We eliminate that imbalance.

  • Lease renewals — negotiating best-in-market renewal terms to avoid common landlord traps
  • New site acquisition — site identification, due diligence, deal structuring and execution
  • Flagship and complex deal management — for brands requiring bespoke or multi-site outcomes
  • Portfolio optimisation — reviewing existing leases to identify savings and strategic opportunities
  • Landlord liaison — rent relief, relocations, surrenders, subleases, pop-up/activations, end-of-lease support and advocacy

Crossing into a new market without local intelligence is one of the highest-risk decisions a retailer can make. The wrong precinct, the wrong centre, the wrong anchor mix and you’re carrying a loss-making site with a 5-year tail. We make sure that doesn’t happen.

  • NZ roadshows for international brands entering or rolling out in New Zealand
  • NZ brand expansion into Australia using Tennant’s established Australian network
  • Retail leasing strategy creation — defining space requirements and business objectives, identifying the right opportunities, and making it happen
  • Tenancy schedule planning and precinct strategy
  • Market research and option analysis

Building an in-house leasing function is expensive and often unnecessary for growing multi-site brands. Tennant operates as your embedded leasing lead – senior expertise, without the headcount.

This covers:

  • Project leasing — full campaign management for new sites or refits
  • Retail leasing — ongoing leasing execution across a multi-site portfolio
  • Board and management reporting
  • Leasing reports and market analysis
  • Ongoing portfolio advisory and support

Most retailers are overpaying on every transaction and don’t know it. Payment fees, POS software, foreign exchange, delivery commission rates – the money leaks silently. We benchmark what you’re paying against what you should be paying, and we run the RFP to fix it.

  • Payments — FX, BNPL, in-store and online rate benchmarking and optimisation
  • Platforms and systems benchmarking — POS, inventory, accounting, payroll/rostering
  • Last Mile Delivery channel exploration and selection
  • RFP support — vendor selection, commercial negotiation, and implementation oversight

How we charge.

Our fees are designed to deliver a clear return.

Most clients recover the cost of engaging Tennant in the first lease negotiation. Whether we’re securing better rent terms, unlocking a fitout contribution, or eliminating a costly clause, the savings we generate routinely exceed our fee many times over.

We structure our fees to suit the type of engagement:

Transaction-based

For new site deals, contract negotiations and lease renewals, we charge a success fee based on a percentage of annual rent and savings.

Fixed-scope advisory

For lease reviews, portfolio audits, and one-off advisory work, we quote a fixed fee upfront. No surprises.

Retained advisory

For brands that want ongoing strategic support, we offer monthly retainer arrangements tailored to your portfolio size and requirements.

Fractional leasing

For businesses without an in-house leasing function, we operate as your embedded leasing lead on a fixed monthly basis.

Every engagement starts with a no-obligation conversation. We’ll tell you upfront what we think we can achieve and how our fee is structured before you commit to anything.

Let's talk about your next deal.

Contact the Tennant team today to help you secure the right retail location on the best possible terms, all while optimising store systems to protect and grow your margins.
